How can I find comparable sale prices of homes in my neighborhood?

How can I get a realistic idea of my property's value in order to determine what my property taxes should be?

Contact a Realtor who has proven experience in your neighborhood.  They will do a CMA from the MLS which has the most accurate information, and they will also factor the condition and features of your home.  An experienced Realtor in your neighborhood will have seen many of the comps firsthand, so they are best to advise you.

Hi,

The best way is to go to www.har.com

then go to the tab home value and in the search criteria put the zip code and the name of the subdivision, it will bring all the sold in that subdivision, pick the ones which most likely comes closer to your home and based on that information you can calculate the price.  but you have to make sure that all the homes you have selected were recent sold and not sold more than six month ago.

If you need to be accurate and get the precise price, the best thing is to get in touch with a professional realtor who can help you.

Contacting a local realtor is one way to get a professional estimate on your home. Also, if you want an exact number, getting an appraisal done for a fee is also a great idea.

Contact a local realtor to confirm the numbers are close. Also your Tax Assessors office usually reassess the property value during this time anyways.

Hello I work with a lot of investors and my clients realy like a CMA which real estate agents use for market information. When my clients are thinking of purchasing a home to flip this report will tell them how fast the homes are selling and what price range is moving. With this report they will be able to make a good discission what they want to buy and in what price range.

A real estate agent would be a great help, since they are aware of the kind of comparable sales that you will need to present to the assessor, ie. homes of a similar type, within a similar neighborhood, and also sold within the tax year you are protesting.

Hello, A great way to find comparable sales would be to contact a local Real Estate agent/Realtor. Real estate agents would love to help. They would be able to help with market conditions in both the town as well as specific neighborhoods. Another great tool are to use sites so like these to find what has sold in the area.
