I agree you need to find a Realtor. Since there may only be a few on the MLS wherever you live, you want a Realtor that will do some work for you and call around. It was mentioned below that many sellers haven't considered that and depending on their situation, (motivation, time on market, etc.) that may be one of their last options. Look into the homes for sale along with those that aren't. You never know who is right around the corner from selling.

In our area it is not very common, however many sellers who have listings on the market more than 120 days, particularly over seasonally less desirable times (such as Nov.-Feb.) are open to negotiating and will try the lease option.

Many Sellers are not aware of a Lease With An Option to Purchase option until a Realtor broaches the subject with the owner. Given the current RE market conditions a Lease With Option may be more attractive to a seller/owner.
Landlords of houses and condominiums are sometimes open to a Lease With An Option To Purchase as well. Recently I worked with a woman who expressed an interest in possibly purchasing the house that she would be renting. We added some language to the lease which keeps the door open for both landlord and tenant.

Here's a link to a blog I wrote on how to find lease-options: http://bit.ly/findaleaseoption The point is that some properties will be listed that way on the MLS . . . but generally not too many. Others will be on the MLS with other indicators or clues. And some won't be on the MLS at all.
Also, you should be working with a Realtor. Some of the tips in my blog are ones that really have to be done by Realtors--they involve searches that you can't do just as a consumer.
