The lister's card in the town/county records should say when the previous owners bought the property, in what condition, and for how much, along with a rough sketch on the property, square footage, age, and posible improvements on the property.  In some instances you can even look up the recorded property transfer tax return.But it does depend on the market they bought it in, and good piece of information to have, but should not be the deturmining factor if you are buying a home.

I always use the courthouse for this info.  I agree with the thoughts on usuing caution with these numbers.  You have to not only look at the price, but also when it was bought, what kind of market, have there been improvements, etc.

In Cook County IL you have several options:

1) www.Cookcountyassessor.com
2) Chicago Tribune has a website that allows you to go back and track sales
3) Local newspapers (www.pioneerlocal.com) is a good souce, a little hard to navigate
4) The most reliable and easiest - ask a realtor.

I would caution that what the current owner paid for a property is a nice piece of info but ultimately not as powerful as you'd think. In a falling market, who cares  In a rising market a seller is entitled to the
the increase in equity since he took the risk buying.

What's more important is what you (as a buyer) assign as a value.

Willow has your home as Wilmette, IL. Is there a recorder's or auditor's website in your municipality where you can look up the property records? Sometimes it takes a while for the sale to be reflected on the site but be patient.

State of Maryland has a website, you can get all the sales information for any house. There are also a lot of assessor's websites for other states. Google the words "yourtown, assessor property tax" , you may catch something. (I just did for a town in PA)

Since January 2009

Zillow also has some sales listed on the house page for each address depending on the area. You can try to enter the address here and look at the charts/data section. Usually the last sale is listed there or you can get more charts and data for all recorder sales on Zillow. If you want confirmation of a sales price, the sales price is not listed or the sales prices seems "off", asking local realtor is the way to go. They are usually happy to help.

Since January 2009

1) Contact a local realtor; they have direct access to that information.

2) Go to the country records office and look it up.  Time consuming and tetious, but it is public records.

3) Wait for the 3rd party providers to collect it from the county, reformat it, and send it to Zillow and for Zillow to update their postings.  It will eventually happen, but expect about a 6 month delay.

4) Contact a friend in a title search company and have them look up the country record transactions and work the numbers backward.


Obviously, I choose #1.  Surely one must have a few friends that are realtors by profession?
