Why don't we just cut out all the nonsense and just start offering "Home Purchase Modifications?"

Rudi,
I really hope that zillow deletes your last post. Soup to nuts GVD remains to this day one best contributors on ZMM ever. All and all I would much rather have him be sheriff of the town then you.
And what proof do you have Chuck is him? It could be a few people that you have disrespected (kind of reminds me of a slander post you made recently).

This is from your own profile: (refuse to link it)

You may find "Off-Topic" comments on Zillow containing derogatory comments. These folks I call the ZBC (Zillow Bully Club)

Your last post:  Derogatory - check.  Off-topic - check

Looks like you just validated your membership in the ZBC. Not to mention the Hypocrite Club.
Can't you just admit, to yourself at least, that you pushed the rules and not do it again? Pretty simple.

Why would someone talk to a Realtor about a mortgage?
==================
and the converse, why would a Realtor jeopardize his RE license by providing mortgage advice?

I did not think that HAMP had a "2" or was revised. HARP on the other hand did get reworked to HARP 2 with expanded eligibility requirements in some areas.

You can try the eligibility checklist on Making Home Affordable to see what you might qualify for. There is also a list of programs and information here that might help you. They also have government sponsored counselors on that site that you can talk to. Hope it helps.

"You should talk with a Realtor who is qualified to do short sales and or foreclosures.  Chances are that person will understand the new requirements for HAMP.  With the new program, you must be "underwater", that is owe more on your house than current market value, not be late on any of your payments, and then you can submit your application to reduce the interest rate on your mortgage to current rates.  If you decrease the term of your mortgage note, you should not pay any loan costs."

I really don't like to split hairs with posts, but I just see one with way too many errors.  Couple things here Terry:

1.  Why would someone talk to a Realtor about a mortgage?
2.  HAMP is for modifications.  HARP is for refinances.
3.  You don't have to be underwarter, that is owe more on your house than the current market value.
4.  And I don't know what decreasing the term has to do with paying closing costs or not.  That is determined by the interest rate an individual chooses.
5.  You can be late on payments, but typically can not be 30 days late within a certain period of time, which depends on the lender's guidelines.

Gilbert Ramos- "Chucky' suggested you "Take it up with the DRE."

That would be hard to do. Charles Shultz never applied for a DRE Licence for Charlie Brown.

You need to know whom he is first.  "Chucky's real name is Gregorio Denny.

You'll see a little of the same behavior of his on www.Lender411.com & www.Trulia.com under his real name.

When Chicky got banned from Zillow - David G. had all Zillow information about Gregorio Denny of Tri Point Mortgage removed.

Should have you seen his- "Contributions," You would have easily identified the "Same Person."

Here is a link on the DRE website with Greg's information

"...goes on these websites to bully people"

For one to be a bully, their target has to be smaller, weaker or inferior. If you consider me a bully that says more about you than it does about me. All I did was ask you why you are soliciting mortgages with an expired license. It's the 17th of January now.

If that's bullying, then I apologize that you feel that way about yourself.

This thread is also 2 months old.

"You should talk with a Realtor who is qualified to do short sales and or foreclosures.  Chances are that person will understand the new requirements for HAMP."

Terry, you are the poster child for what irritates me most about Realtors. You have absolutely no idea what you are talking about yet you insist on sharing your ignorance with others.

"With the new program, you must be "underwater", that is owe more on your house than current market value, not be late on any of your payments, and then you can submit your application to reduce the interest rate on your mortgage to current rates.  If you decrease the term of your mortgage note, you should not pay any loan costs.  Talk with a knowledgeable agent in your area."

If you bothered to read the previous comments, you would know that what you are describing is HARP, not HAMP and you don't even have that right. You are missing the key ingredients of the mortgage being owned by Fannie or Freddie.

It never ends!

same servicer refinances on HARP-2 won't need to run DU so they'll probably start rolling these out sometime in December.

"The changes to the LTV ratio limits described above will be implemented in DU in March 2012. Until such time as DU is updated, DU loan casefiles that receive an Ineligible recommendation due to an LTV ratio above 125% will not be eligible for delivery."

With no cap on the LTV, seems like a loan without a piggyback should not need an appraisal, they could just use their own AVM and move on.

Prez, will a servicer be able to write these loans with the new guidelines before March or are they in the same boat as everyone else? Those CEO bonus payments may be a bit premature....

Alli,

Are you asking about a refinance or a loan modification? Because HAMP is a modification program, HARP is the refinance part. As far as I know there is no HAMP 2, only HARP has a new part 2.

As for HARP 2.0 it's hard to say at this point. I don't know of one bank that has digested the gov's guidance on this and come up with thier own guidelines yet and from what I hear it's going to be a while still before they do. Stay tuned to Zillow and you'll know though! I'm sure everyone is going to be talking about it once the loans can actually be done.

Sincerely,
Greg

I know a good one if you need it.

That's nice, but there's more than one guideline so knowing only one isn't helpful.

"My suggestion is to talk to a Mortgage Officer. "

Wrong answer; thanks for playing!
HAMP has nothing to do with loan officers and if you truly are asking about a modification, which is what HAMP is, you should start by calling your current mortgage servicer.

If you are referring to HARP, you should start by checking to see who owns your property.

Fannie Mae Loan Lookup

Freddie Mac Loan Lookup

If your property shows up in one of these databases, then the next step is to determine eligibility of the program and that would be the appropriate time to contact a loan officer.
