Get a buyer's agent to represent you and pull the comps for you.  You can also check Zillow for a rough estimate, but the agent's comps will be more accurate.  Good luck!

Get an agent who doesn't work for the seller.  They have access to that information and can guide you with what to offer.

Actually, the new home community on site agent should be willing to pull up the most recent comps ....but PLEASE, do not buy a new home without your own agent there.

The local realtors will know the comps, but you could also ask a local appraisal company as well.

Contact local real estate agent. I would recommend to work with the agent on buying a newly constructed houses. Find the one who is familiar with the process and all problems that can come. It's a very different from buying and already  build property.
