ps... do NOT hire an appraiser... you will pay $400+ for the same thing a agent can do... consult with 3 local listing agents if you don't know one... they will all be within a price range... there is no REAL number... real estate is subjective within a range... and you home has features and benefits that some other may or may not have for better or worse... seek a realtors help- email me if you need a referral

Wow, I keep seeing this question. I don't want to tick anyone off, but, CMAs from agents can be all over the board.
One will say it's worth more than it really is, hoping to get your listing by assuring the seller it's worth more, and then will ask you to reduce the price after having it a short period of time.
Another will say it's worth less than it really is, hoping it will sell quickly and make their job a lot easier and it's fast for them to get to the closing table,
Another will tell you what it really looks like it may be worth based upon the comparables.
Keep in mind - it's only an opinion.
If you want to be fairly sure that the price is right, hire an appraiser. They have no personal slant on the issue.
