I would use Zillow to begin with. Then I would look around to which Realtor has listings around the subject property. Ask them to run a Comparative Market Analysis (CMA) and that should give you a good idea of what homes are selling for.

Try using a neighborhood/home valuation tool like this one on my website: Cleveland Ohio Neighborhood Values - It will tell you what your neighborhood and home is worth along with the specific current activity.

Online tools are a great start to find your "estimated" home value, but the computer doesn't know what's inside your home. It doesn't know the upgrades, projects you've done, etc. You will definitely need an experienced agent to come inside and take a close look at your entire property to give you a much more detailed price opinion.

The best way to determine what your home will sell for is to contact a local realtor and have them preview your home. They will be able to provide you what homes are selling for in your neighborhood as well as give you some tips and tricks on how to prepare the house for sale. One way to determine the true value of a home is to hire an appraiser.  If you don't feel like paying an appraiser, the easiest way to get an accurate updated home value (cost) is to call a real estate agent in your area.  A Realtor can compare the value of the house with all the recent sales in the area.  Home values constantly change and it is difficult for web sites to stay current.  Real estate agents can also take into consideration all of the upgrades on the property and factor them into a more accurate value.

Most Realtors will be glad to give you a free CMA on your house in the hopes of one day being able to earn your business.

Contact a local REALTOR.  If you are just wanting to know the value but not interested in selling, tell the agent.  Most will be happy to pull some sales data for you and review with you.  If you are thinking about selling, then the agent can prepare a market evaluation and marketing plan.  A marketing plan can also give you tips on what to do to add value to your home. Things you may not have thought of.  Such as paint color and other ideas.

There are a couple of ways to approach this. You can hire an appraiser to determine the value of your home or you can contact a real estate agent. An agent should be able to provide you pricing recommendations that will get your home sold in this market. A typical report an agent can provide will include recent sales of similar type/style in your neighborhood and for comparison show you homes that are currently on the market. This report is commonly referred to as a CMA, Comparative Market Analysis.

Just a thought, if you hire an appraiser, that appraisal most likely will not be able to be used by the buyer if they are financing their purchase - their lender will order their own. The county also has an opinion of the value of your home (the higher they value your home, the higher your taxes). Oh, of course you can use www.zillow.com. Keep in mind that it's an automated value, so you'll still have to rely on a seasoned agent to help establish a reasonable selling price range.

Speak with a local agent who knows your area and the market. Ask them for a CMS or a BPO and that should get you started! Be sure to ask for both sold listings and listings that are currently listed for sale.

If you are considering selling your home, talk to a local real estate agent about doing a Competitive Market Analysis or CMA. Most often they will do it for free as they are hoping you will list your home with them.

The more accurate reflection of your homes value could be gotten from hiring an appraiser. This will set you back $200-400, depending on the local rates for appraisers in your area.
