How can I find the value of house?

I saw a house which is priced $195,000.How can i find the right value of house.

The websites suggested by Dacolan to get the value of a home for other places than TX.  It will be a hit or miss on most of them.

Texas is a non disclosure state meaning that the sales price is not made public and not recorded anywhere except in the MLS and sometimes it's not even published there.  It's a practice that is growing more and more.  My 2 closings from last week have requested that the sales price not be disclosed.

Only the loan amount is recorded so many of these websites will have inaccurate data.

Your best bet is paying for an appraisal for about $350-$400 or ask a Realtor for a market analysis.  Most of us provide this as a free service.

You need to have your realtor run the comparisions for the home you are interested. That will give you a great idea of the homes value in the current market. If you do not have a realtor find out who the "expert realtor" is in the subdivison or area you are going to buy in and contract them. They most likey are the best experts in the field to give you their advice on the worth of the home in question.

There are several different websites to get an estimated value of your home, some of which were provided on the response from dacolan. Your best bet is to have a local RE Agent work up some comparables for you. You can also have your home appraised to get your true value.

An alternative to contacting a RE agent is to look up comparable sales for yourself. You want to look for houses with similar square footage, # of beds/baths, year built, lot size, amenities, etc. within as close a proximity as possible (less than 1 mile is ideal) that have sold as recently as possible (within 30 days is ideal). I would ask a real estate agent that specializes in buyer agent.  You should definitely work with a buyer agent.  Interview a few and choose the one that is the best fit for your wants & needs. Good luck!
