Call a top Realtor in your area. As others have stated here, the will do a CMA of the market activity in your area. This is the best way to get your current market value.

A CMA, as others have already posted, is a great idea most certainly. However, I have found it wise to, if you can afford it, to invest in an appraisal by a local licensed appraiser prior to putting your home on the market. Many sellers have been going under agreement with buyers and finding out that the buyers' lenders have under-appraised the home versus what the sale was contracted for. By having an appraisal done ahead of putting the home up for sale, you have a valid point of challenge should this occur to you.

An appraisal will also be instructive to you in that it will give you an appraiser's viewpoint of your home value in addition to several of your local Realtors.

Hi fb826294595,

The zestimate of your home is just a starting point.

A zestimate is an estimated market value, computed using a proprietary formula. It is not an appraisal. It is a starting point in determining a home's value. As a seller, we encourage homeowners to supplement Zillow's information by doing other research such as: Getting a Comparative Market Analysis (CMA) from a real estate agent or getting an appraisal from a professional appraiser.

Here is more on Zestimates: http://www.zillow.com/wikipages/What-is-a-Zestimate/

Here are a couple agent profiles from our directory:

Here is a link to all the agents in the professional directory for this zip code: 93722

Thank you for using Zillow!

Your free estimate, or Zestimate, of value is $179,000.

Here is your homes link...

I suggest you click EDIT and CLAIM your home, where you can EDIT the facts of your home. (I suggest this as your email belies your name and now anyone can claim it)

Contact a Realtor for a free analysis of your value if you are thinking of selling it, or contact an appraiser here for a formal valuation, which costs money....

Most regions of the country maintain an up-to-date database of homes for sale and homes that have sold, categorized by community, zip code, bedrooms, baths, square footage, and a myriad of other factors.  This is called the multiple listings service or "MLS" system. Most realtors subscribe to the service and have access to powerful tools which can prepare reports based on the information in this database. One such report is called a comparative market analysis or "CMA," and most realtors will prepare a CMA for you free of charge. Beware, however, because not all professionals perform at equal levels. Check the results of any CMA your are given for accuracy-- e.g. community, home size, etc.   An assessment of home value, or a decision by a buyer on how much to offer for a home, are obviously quite serious matters and they require careful analysis.

Most Real Estate Professionals do a free comparable market analysis on homes.  You can contact a few different agents in your area and ask them to do a cma so you can compare.
