A CMA from a local Realtor will prove to be much more accurate than Zillows "Zestimate", which is nothing more than a ballpark guess. No one in the real estate industry uses the "Zestimate" which looking at comps, or figuring out what a property is "worth".
A person is free to order an apprasial at any time, which in today's market a property is really only worth what it can appraise for. Yes, even on cash sales with no financing, as an experienced Realtor will still add an appraisal contingency. Best of luck.

I disagree with despindle. A CMA tends to be more accurate than Zillow. A lot of times there are recent sales that are updated on the ML but have not been updated on Zillow and this can affect the value of the property.

Actually I found the info is still available. Go to http://www.zillow.com/homes/
On the search tab type in your zip code and hit enter. Then click on filter, select only recently sold homes and then you can filter by sqft, lot size, br/ba, date sold, age of home, etc. It will map the results and give the details on the right. You can zoom in on your specific neighborhood and then jot down the info on just those homes that are the best true comps.

Until not long ago, Zillow provided a list of actual sales in the same neighborhood. It was easy to copy and paste it into excel and then filter it for square footage, # of BR/BA, age, date of sale, etc to get a really good list of comps. That functionality was taken away, I'm guessing because of complaints from the Realtor mafia.

If you are in NYC, try Findsider.com. I used them to buy an investment property and can strongly recommend them to everyone. Besides a really cool way of placing a search, they know new york and how to get REAL numbers of rentals, sales,etc. My investment now is giving me slightly more than Findsider estimated. Also, they call themselves a Manhattan Real Estate Buyers Club, which, to me, gave a sense of exclusivity. I liked it a lot. Good luck.

In Chicago, some people will leave notices in all the mailboxes of homes with FOR SALE signs, and then wait to hear back on now much the eventual buyer paid.
Or, you might consider contacting a buyer's agent. If you are buying. Or a Realtor who does listings and is well versed in email technology.

By all means, contact a realtor for that information. Be sure to ask the realtor if he/she is familiar with that particular area. It is helpful if the comparable properties have actually been viewed to be sure the updates and features are comparable as well as just the size and location.

Zillow is full of competent, reliable, well educated and trained Realtors. I would read reviews and find someone in your area that is well thought of. The reviews are there just for someone like you that needs help and advice through the process of buying or selling. Let Zillow take the guess work out of your choice!

Ask a friend for a referral to a local Realtor or call a local real estate company branch to speak with a professional Realtor. That agent can pull comparable sales data from the local Multiple Listings Service (MLS) as well as check tax records for any privates sales that could affect value that do not show up on the MLS. To take the guess work out of finding reputable and reliable agent, I'm happy to provide that information to you.

Most Realtors would be happy to pull that up for you. As you know, Zillow gives "zestimates", which is not the most accurate way.
