How can I get the property value of land?

Profile picture for Mrs.Phelps2010
I'm interested in buying some land & the owner asked what I was offering. I don't want to make any offers until I know what it's worth/appraised for

Communication is the key. Talk to the seller and find out what they think its worth. Land is a whole different animal than normal homes, due to possible oil/water rights, easements, costs, issues, taxes, etc, just work with a local expert or two in the area.

You can contact a realtor and ask them what land nearby has sold for recently. Ask them if they would kindly tkae some time (and a good cma takes time) out of their day to do a comparable market analysis for you.

1) I want to buy land because i'm moving a mobile home on it.I'm not ready to build/buy a house. 2) I know a GOOD BIT about the property. I grew up on the same street & i know the previous owners of it. So i know what condition it's in,all the permit info etc... I'm just trying to see what the value of it is now so i can make an offer

Why would you want to buy land? It is one of the riskiest and most difficult of all real estate investments. Rarely do people make money on land. And you should not buy land until you are ready to build. More details please.

Land is considered a complex value, DONT trust a free service like Zillow.

Hire a local real estate agent (Land specialist, not any real estate agent), the one, who knows the local laws, city's laws, the source of the water, building permit etc..., otherwise you may buy the land which never has the permit to built the house on.
