If you are still concerned, and are considering selling your home, or just interested in what the market is doing in your neighborhood, please give me a call. Any purely computerized answer is going to occasionally have issues on specific cases.
Why not combine computer data with human experience in the market place. Asking for a lower assessment will not change the value of your property as it will only be granted if the property was originally over valued.

You can claim your home and do manual selection of comps. Usually manual selection is better than a computer doing so from thousands of miles away.
If the selections affect the Zestimate, it will take some time (perhaps 2 moths or so) to be reflected in the Zestimate.

How can I have Zillow more accurately reflect the value of my home?
I may lease or sell the home in the coming months, and am concerned that potential buyer or renter will refer to Zillow's estimate. Can you help?
