If you list on Craigslist, my personal favorite, they will allow you to use their anonymous reply. Works great, free and lots of people love it.

If you arent a seasoned landlord, or even if you are, and go without professional assistance (Realtor or Attorney), I STRONGLY recommend and LOVE the California Landlords Lawbook by Nolo Press, you can purchase it on Amazon. It comes filled with an amazing glossary and everything is written in like landlord for dummy terms. It also includes both printed documents you can copy and use and my last edition (15 years as a landlord and Im on my third copy/version) included a CD that I could use to print forms...they might just provide you an access to their online services now with a new book I have no idea.  I have also loaned the book to tenants who wanted to understand their rights. It's fantastic

@Ana I would just start a web based email for the rental listing on Zillow specifically for advertising. Gmail is free, has a good spam filter and will save you a commission that you do not need to pay.

Thank you for asking! Terms are negotiable as long as they are reasonable for both parties.  Generally, it's 5-6% of a one-year lease (split with 2 brokerages).  The landlord does not need to be available for 'short notice' showings, or waste their valuable time with 'no show' would-be tenants. There were 9 properties rented in an average of 30 days each in Thousand Oaks East over the past 5 months in the 1600-2300/month range (apx $2. sf). Currently, rental inventory is at Zero (0) availabilities. Because the mid-November-December 'Holidays' Season is the slowest in the year, it is crucial to aggressively market a vacant rental in the next 2-3 weeks, to avoid a vacancy until January or February.  So, in this particular case, "cost" is a relative term.  Holding costs for a vacant investment property can far exceed marketing costs for filling the rental with a qualified, long-term tenant.  Oh, and our clients only pay a commission with a successful lease (no up front costs).

Hi Ana,
If you really want to remain anonymous, you should consider placing the rental on the MLS, so it will rent sooner (greater marketing exposure) and to a pre-screened tenant that fits your criteria. All the legal contracts will be provided to you, including the use of DocuSign (electronic signatures). Good luck!
