How can I omit rentals from the search function ?

On the search filters in the left-hand bar, set the lower price limit to $5000.  This will eliminate most of the listings that are just trying to get a monthly rent.

If a Condo or house is presently being rented but is listed for sale; there is no requirement for existing tenants to stay under new ownership.  For the most part, only "ownership" units show up on Zillow.  Zillow does not track public record data for "apartment buildings".  But an ownership unit still may have a present tenant.  Usually if it is for sale, the tenant would already be aware that a new owner would likely want to take occupancy.
