Best way is to have a realtor come in and do a comparative market analysis of your home. Pricing is everything in this market. You can't have someone come in and just list it. You have to have someone is going to work it and price it to sell. You need to have a full-time realtor working for you.. If you contact someone who works another full-time job and does real estate when they can, that is going to lead to problems. Newark is really not my area, but I do go anywhere.. I strongly recommend that you contact a Realtor who works and knows your area! He or She will know what is happening in the real estate market in YOUR neighborhood. Also consider having your property staged. It is true what they say; the way you live in a house and the way you sell a house are totally different.
We all would like to "do it ourselves", but this is not the time or market be out there on your own. You will be contacted by realtors who want your listing and do not know your area.
