How can I tell if a house is VRP?

I recently made an offer on a house that was listed at 249k and I offered 240K - the counter offer was 254K.  I did not see on Zillow or on the Listing Agent's website that this was a VRP listing.  It seems misleading to me.  On the MLS page it did have 249K+ but that was it.  If the seller had listed the house at 259K which is what they want - I would have been more willing to negotiate - instead I feel like they were misleading in their tactics and I have refused their counter offer and will not continue my pursuit of this home - even though I would have been willing to negotiate higher if they had been up front in the beginning.

How can I afford this in the future?

This will often be listed in their description of the property. It helps if you have a Buyer's Agent (such as myself :) ) to help guide you when making an offer. We will not only help you decide how much to offer based on a number of factors, but we can also work with the listing agent to get a better idea of what the owners are really looking for in terms of price. Often if the price is listed as $XXX,XXX +, that is the baseline offer that they would really accept.
