How can I trust your estimates when you are so wrong on our address.??

Our home was recently appraised for 500K. You have it listed 411K . We are almost lowest in subdivision. We have all upgrades in our home and it is the largest of the homes that were originally built in this subdivision. It was appraised at 600K before 2009.  Our home has a basement. Neighbors do not have basement on one side and you appraised higher.  Really ???   4058 Penhurst Drive Marietta Ga. please make changs or we will not be using this site.

As an agent who sells a lot of homes in East Cobb, I understand your frustration. Zillow's so called "Zestimates" are just a formula algorithm based on data collected from public sources.

Atlanta, unlike other parts of the country, doesn't calculate primarily based on price per square foot, which in my opinion adds to the mystery values found on their website.  Zillow has a web page disclosing the inaccuracy percentages at this location. Strangely, no one seems to know about it. I have buyers think that Zillow is actually right. Much like the previous poster said, Zestimates should be well ignored in Atlanta.

Only 30% of their zestimates are within 5% of the sales price.

You can claim your home and add the basement square footage.   Please note that the public records show your home as the smallest on your side of the street.   If your public records are incorrect, you can claim your home on Zillow and edit the home facts.  The long term solution is to contact your county assessor and make sure they have facts correct.

Out of curiosity, why does the assessor seem to have your home at the lowest value for the properties your side of the street?  

While you are correcting the data, you may wish to add a lot size to your home data.   The more data available, the better their estimate.

Zillow has to be one of the greatest marketing hoaxes foisted on the American real estate buying public.

Their zestimates are only algorithms because they are not licensed real estate brokers, nor do they have access to MLS data or employ any real estate professionals.

There is not a single local municipality, county, or mortgage lender that uses Zillow for tax assessment or appraisals.  You can do quite well ignoring Zillow completely and hiring a local real estate agent to market your home for sale.
