How can Zillow put a value on a house that it hasn't seen the inside of?

Hi, Diane from Zillow here: What you can do is edit your home facts and create your own estimate. Edited home facts could affect your Zestimate. There's more info here: http://www.zillow.com/learnmore/EditingHomeFacts.htm

Easy, they don't.  Zestimates are based on similar condition of the comparable sales and what the tax/appraisal says its worth.  The 'range' value, may be a better number to consider if the property is distressed for the neighborhood or way better than the neighborhood.  I deal with rehabs and concider the zestimate more of what the property will be worth when remodeled and braught up to the neighborhood condition.

But what about all the upgrades and remodeling? Do you take that into consideration? does it increase the value of the house?

Our Zestimate is a starting point in determining a home's value -- it's not an appraisal. We take public data, comparables and recently sold nearby homes and compute the Zestimate. Please refer to this article for more information on Zestimate values:http://www.zillow.com/howto/Zestimate.htm
