How can a seller verify a buyer's mortgage pre-approval without an agent?

As a follow up, we do not accept pre-approvals from internet banks, out of state lenders or lenders who do not have a presence in our community.

This is a buyers market.  Making it mandatory for a buyer to use a specific lender, even for a pre-approval will turn them off.  Give them a choice of 3 lenders. Bank of America and PNC are two good choices to start with.

Realtors have professional relationships with lenders in the community. We are able to verify pre-approvals and communicate with the lender during every step of the mortgage process.  If a problem pops up we often get a heads up to avoid a disaster. Problems can pop up as late as the day of closing that need to be resolved.  The pre-approval does not guarantee a smooth transaction.

You have the right to request that the buyer get approved by the bank of your choice. You can force them get their loan, just the approval. Then you know it is real. I have done this on several transactions, especially if they are using a broker or an online lender.

Eggzackatedly what I did.

While I'm sure the Vaughan sisters are good at what they do, they should be ecstatic if they are only half as good as the Vaughan Brothers were in what they did together.

BTW RobinBetty, if you plan on doing a FSBO, you might want to have a look at this. Good luck.

You might run into a problem if the buyer has not given their authorization for you to ask that question of the mortgage company.

As a seller's agent I have run into road blocks when I tried.

Ask the buyer for a copy of the prequalification letter they received from their mortgage company,

If the buyer does not have one, then ask them to call their mortgage lender and give them permission to talk to you about the preapproval.
