How can prices keep going up in my area when there are no sales?

Almost nothing has sold in this area for months.  Yet zestimates and asking prices keep going up.  We are getting ready to buy and can find nothing but estate sales, which tend to be over priced; divorce sales, which tend to be unfinished, and foreclosures which are in terrible condition.

I actually just updated my ActiveRain post,looking at Sherwood's numbers, and this last month we actually did see a decrease pretty much straight across the board. Nothing significant. It will be interesting to see what happens with all of the First Time Home Buyer closings.

Mary - I'm a Sherwood mortgage broker and resident. Sherwood is in an interesting market. The entry level homes are appreciating as more buyers are taking advantage of the 100% financing through the USDA Guaranteed Rural Home Loan program. Many of the homes that are still stagnant are over $250,000, which is just out of the range of most first time home buyers.

If you look closer at the charts, the entry level market AND the luxury homes are appreciating. People with money are seeing the deals and jumping on them. This is artificually driving up the zestimates for the mid range homes.

Newberg has slightly lower home prices as it is just a little farther from Portland.

Sherwood homes are not all going up, not according to what I've seen on RMLS.  I'm not sure why they are going up in Zillow, but my Sherwood listings are still on the decline.

I know of a number of Sherwood homes that are in good condition.  If I knew your price range, number of bedrooms, etc I could help.
