How can you be so fast at responding with your JUDGEMENTS, yet consider yourselves professional?

TO ALL WHO RESPONDED in a negative way, attacking a question I postes; It's very disappointing to have received so many comments on a question asked, in such a harsh way based on your PERCEIVED JUDGEMENTS??  it's fine if you morgage brokers&lenders would respond with a simple NO, advicing or informing a "Careless Ireesponsible"  human BEING(probably not in any of your vocabularys) that there are no lenders out there to help HIGH RISK credit ratings, or even that I shoudl'nt make such a step that would imply I'm living beyond my means,  how unfortuante for the people who DO have the good credit and choose your services not knowing how judgemental & unfriendly you really are not to mention UNPROFESSIONAL lack of Class.  there were even comments about how my father has given the money to the wrong person, etc, ... etc... when you know nothing what-so-ever about my background, culture or of the benefits targeted at my son and their grandson.
yeah thanks so much, got lot's of good advice from a very nice group of skilled people

Reality is harsh at times..

I will bet you think a little bit harder about doing what you had proposed.  Had we not said anything or sugar coated reality you may have pursued it with out thinking long and hard about it.  As harsh as the responses were...they may have saved you from making a move you would regret down the line.

Wow, playing that VICTIM card already.  You are the one with the bad credit the one that is a self confessed high risk!  What you do need is a dose of reality, look around you and you will see what lending to anyone with a pulse has done to the economy.  Fix your own financial situation before you ask someone else to risk their funds so you can purchase what you can't afford.

I do understand that there are some responses that you find negative and a bit rude.  If you also take a look from our side of the fense, it is hard for some/most lenders not to pass judgement given the current situation that our nation is facing.  Andrew is right in stating that most are giving you the reality.  We, as lenders, want people's business and want to help people, but in perspective, if you post a heading of being a high risk, you are going to get the "harsh realities".  At the same time you may have been protected as Andrew stated.  Most of our suggestions would be geared toward cleaning up and getting your finances in order to avoid the "high risk" lable you said you have been given.

My suggestion to you is to get with a very experienced lender, one with that of a teacher, who will guide you and give you the expertise to eventually make you a home owner.  Mortgage Lending has become the toughest it has been since the mid to late 80's and we do not expect it to get easier anytime soon.

I wish you good luck and hope you find the right channels that will allow you to obtain home ownership.

Another point of thought is if you are currently not employed and you are going to "start" being self employed, you must have a minimum 2 years worth of verifyable income. Personal and business tax returns are a must.  But the house must be used as primary residence and not for business, doing otherwise constitues mortgage fraud.

I appreciate and will take into consideration the positive advice received. As for the employment/income yes, there is a good tracking record that can be verified. I am a child development specialist and teacher. I guess I should've just put in a small info request of bad credit morgage's rates vs. being so open about my situation yet not complete or detailed...amongst other things, most of the country has been living beyond their means which is why the economy is in such. Even the meaning of homeowner-ship is quite different from what I'm used to as is family ties&values within a family.  I chose the field of "Education"  as many other educators for the gratification & fullfilment, not monetary which has lead me to the project I am involved in and working on. this home would be used as a single family residence, the investment not being monteray because if and when I am able to buy a home then it needs to have some outdoor space that Im needing for the project. but I understand where the concern of fraud came in and why. it's wasn't very good wording on my part. again thanks to the folks who've been courteous, putting an effort into keeping positive discussiion & advisory boards.

This is not about playing victim or not. Whatever situation ANY person has been in regardless of it being past credit card debt for shopping impulses, medical bills or education loans not paid on time, it all should NOT even matter. Reality check is when you joined and added your company here you didn't take the time to read the vision and purpose of this site. The point is when I chose to become a member here for seeking advice, posting or wanting professional advice/help I did so thinking this is a safe place being advertised as a place where people are respectful (the good neighbor policy) then a naive person as myself who for obvious reasons isn't going to walk into a morgage company comes here feeling safe to ask questions and get advice, not put down and name-called it's that Plain and simple. yes you want to pass judgements&make assumption you are allowed to , it's fine! just keep it in your own thoughts instead of putting down people's character. There are many many different ads and brokers that constantly pop up or mentioned through word of mouth about forclosures, bad credits ok etc etc etc.  so when someone like me comes into a bit of money and having learned from past mistakes DOESN'T want to go squandering it, would need to get professional advice and help. you can do that in a nice way and without such offensive wording and comments. This makes me and others who might be at loss as to where to start simply to RUN & not look back, when the mission of the hosted web is to provide eachother courteous information and advice, you and your likes need to acknolwdge that instead of acting like you own the site.

a worse situation here would have been if Larry and Andrew were the types to say, "YES YES of course, OH and call me" and then take your $ and put you (if possible) into a situation that was not best for you or for the housing market itself longterm... there is saying that "Our friends are sometimes our worst critics" in other words they tell us what we want to hear, which is very often the case, (trust me I know, I wore that pink and purple grape tie for years before someone, a real friend, said, "aaaa, ditch the tie Paul...")
based on experience I believe that Larry and Andrew both are the type of friend that would tell someone they respected that their zipper was down, or there was food in their teeth, nose hairs sticking out of the nostril etc..even if it did hurt ones' feelings,
result - seems that it would be better they tell you what is up out of the gate then if many others do not as you go about your business...

I don't know exactly what the whole story is, but I do know that there are generally lots of helpful, respectful and polite lenders on the board that are willing to help answer questions on the board for people everyday. I am truly sorry you felt judged and disrespected. You are right, that is not what Zillow is about. There is lots of good quality help and information available here. As someone who has asked some dumb questions here in my time, I can say that most people on the board are not nasty when they answer.  Not everybody succeeds every time, but they try. I do appreciate honesty when people give me an answer. Sometimes I regret that later when I hear what they have to say especially if I didn't really want to hear it, but I know the motives are generally pure. Sometimes people will tell you on Zillow what they would be afraid to tell you in person just like sometimes you can ask questions on Zillow that you might be afraid to ask in person. It sort of goes both ways. I hope you got some good info. I think Paul is right when he said that the lenders could have said "YES YES of course, OH and call me". I am sure that they did not mean to hurt your feelings. The lenders that are nasty/shady get thrown on the BBQ by the other nice lenders on the weekend so they don't stick around for long, but every one has a bad day now and then. Take the info your can use and make the best choices you can. At least you know for sure that here on Zillow they did not lie just to get your business. I am sorry you were upset. They may not have understood the sensitivity of your situation.

There are many reputable, professional lenders on here.  They are working hard and even harder now.   It's tough on them too.  Investors aren't just throwing money at everyone any longer.  We still have the overnight professionals on here who got comfortable when they could sell loans anyday, anyplace, to anyone, anywhere.  That show is over and they don't know what to do now.  It seems a lot of them are so bored and frustated they find attacking people looking for solutions to problems they also helped create (oh, wait...their customers were just so stupid and look what they get now!) a way to pass their time.  It's a new world for a lot of  lenders - they don't know how to work and figure things out without the "sub-prime" options.  Their checking accounts are slimming down too!

That being said - looking just to the right of the SUBMIT button is the line "Be a good neighbor.  Be respectful and on topic."   I don't understand either why a handful of people on here feel they must verbally bash a consumer by calling them stupid and ignorant when they were everyone's best friends when the sun was shining on the realestate market. 

They're running just as scared as the rest of us.  If they can't sell loans to us stupid, ignorant people anymore, they lash out us instead.  That is certainly respectful and on-topic! 

The professionals (will never let you see them sweat) will keep thier comments to themsleves and act professionally.  They obviously know their time is better spent trying to help. 

You find them - just read thier posts and responses!  Ignore the rest of the crap.

lotustribe,  when you combine this post with your original post it scares me to think you should purchase a home, you are planning on using your sons money, given to him by his grandfather as your investment.  A home is certainly not an investment as the last few years clearly have shown.  You received harsher treatment then most because of the informatio you supplied.  You need to realize that your terrible payment history shows you need to work on your financial situation long before you decide to puchase a home.  A home is not the end all but being in debt is quick way to dispair.  So yes I said you were playing the victim as someone who is not taking credit for their own situation.  Your open admission of taking money that was left to your son so you can purchase a property and start a non-profit is beyond wrong.  The fact you say you came into a bit of money is wrong, your son did, if you actually did it would be best to pay your debts versus acquiring new ones or at the very least put it aside so you don't run into the same problem again because though you don't believe it should matter that you paid people late in the past or not at all does and should matter.  That money you borrower or owed and not paid back became an actual loss for someone else so it matters.
