If the County you are in posts Lis Pendens on their web site you can access the information on the county web site. In many counties you can contact the Master in Equity office for that county and they will walk you through how to find the Plaintiff.

Many areas also post tax information on line which contains the lender of record.

Go to your local tax assessor's office.  They will probably have it on file.  You will need a written release from owner in order to speak to bank (regarding any information at all) about the home. It will need to contain things like, loan number, all legal owners' names, etc.  All legal owners will need to sign this release.

Most Realtors are the only ones privy to this info.  You can also find in your local tax assessors office.  However, you won't be able to speak to the bank directly because you don't have authorization and two, you're not a Realtor.  Now because of new rules on short sales, only an authorized Realtor or homeowner has direct access to their lender.

If it's a short sale the lender doesn't own the home and doesn't have the ability to sell the home to you. If you're negotiating to buy a short sale, ask the sellers and / or listing agent. But they're not obligated to tell you nor will the bank negotiate with you without the written permission of the homeowners.

Ask the sellers agent, but why do you care? They won't talk with you or deal with you if you are not the owner. They don't own it either so they also can't sell it to you.

If you search your County Clerk's website, you can find out what bank initiated the loan/note, but if the loan was sold or transfered using MERS, it's not recorded.

Be aware, banks will not speak with you directly regarding another borrowers situation or loan without authorization from the owner.
