How can you make your home more saleable and sell for a higher price?

1. Capitalize on first impressions
Sweep the street in front of your house, clear steps, lawns and walkways of debris
Wash windows and power wash outside of home if needed
Consider a fresh coat of paint, or at least the front door and any shutters
Make sure all lighting works properly

2. Increase curb appeal
Keep front yard well manicured and maintained
Trim trees and plant colorful annuals
Stow away garbage cans, gardening and sports equipment out of sight
Park cars in garage on on street away from home to allow ample parking for prospective buyers

3. Set the stage
Organize and declutter
Hide wires from TVs, computers, etc.
Organize cabinets and closets to accent available storage space
Put away valuables including medications
Bake cookies or light scented candles to make home cozy

4. Offer informative disclosures
Offer fact sheets and brochures about home, neighborhood, schools, etc.
Have inspection reports on hand
Prepare lists of all home improvements

5. Be a good neighbor
Make sure your neighbors know of all open houses
Invite them for a special pre-viewing
