How can you put an estimated price on property if you don't go look at it.

We have made major improvements to our backyard, patio pool area and are redisigning our front yard.

You can't give a price estimate, an accurate one anyway, on a property you haven't seen. This is why neither agents nor appraisers use online search site features, such as Zillow Zestimates, for reliable information, it's just a quick tool, and gives only very rough estimates, but really, you wouldn't buy or sell based on an online tool.

If you'd like a more accurate estimate of value, let me know, even if you're just curious as to how your house is doing. I'll provide a quick one based on your local market activity, and properties with comparable features in your neighborhood, and if you're thinking of selling, a more comprehensive one when you're ready to list.

You are right. Zillow can't see your property so they based their Zestimate on recent sales, past sales, assessment information, sales trends etc. As an owner, you can update your home page to make your Zestimate as accurate as it can be. There is information on claiming your home and editing here. There is also information on that same page about adding an owner's estimate to show added value for additions that Zillow may not know about.

Updating your home fact is the best way to make your estimate more accurate, but even with that Zillow is still not an appraisal. It is only an estimate. If you need more information about your value, contact a local realtor. Most are happy to help.

There are many Realtors that insist on seeing a home to give an estimated value of the home.  This is purely designed to get their foot the door since giving you an estimated value ends the conversation.  Every Realtor and most savvy home owners know that a home will be valued within a range.  Give the Realtor the condition, location to traffic, upgrades, size of usable yard and any other information and the value will be simple to pinpoint!
