A nice down payment can get you into a loan.

If you have no traditional forms of credit you still can obtain a mortgage.  you will have to jump through a few more hoops like providing non traditional lines of credit like car insurance, utilities, cel phones basically anything you can prove were you have borrowed money and repaid.  maximum debt to income ratios will also be a little stricter.  but choosing to not use traditional forms of credit will not stop you from obtaining a home mortgage.  please feel free to contact me for more details.

Without credit, maybe it is  possible to qualify for a hard money loan but the interest rates are about 3 times (or higher) than market interest rates.

It makes more sense to identify steps to develop a good credit score, so that traditional lenders know that you have a history of responsible use of credit.   Perhaps you could start with a secured credit card or two, paying off in full each month.
