If there are truly no comps than you just may well be out of luck besides a cash transaction or contract for deed that Michael mentioned.

I am a mortgage broker and Realtor so I have come across this problem before.  I had a client looking to refinance his log cabin and had trouble finding a lender.  In the end I was able to find one but that was years ago and the market has changed.
