How can zillow change its zestimate?

I own 4 adjoining parcels of property containing 18 acres.  The property has 2 homes on the property.  The current estimate is only concerning one home and two parcels.  The property is 14355 Pautsky Lane Bentonville AR.  The Zestimate is $464,700 for the ranch style home and does not include the colonial style home.  I have claimed the property and changed the information on it.  So, how does it now change to reflect both homes and all 18 acres?

If you have claimed the house and edited already, I do not see a good way to put both houses on Zillow at their full value. Zillow relies on public record, if the houses are on two parcels they do not have a  way of combining values of those parcels to represent one address.

It is a more complicated version of a house on a double lot or a house with a fully contained guest house. Zillow does has trouble with those also. I would make a note of the second house in the owners description and consider adding a few photos for the property. It will not change you value, but it will show buyer/others what your property is like.

One thing Zillow doesn't do well is combine parcels that are separate tax IDs.  Zestimates on unique properties (such as those with two homes) are more variable than standard single unit properties (as it would be stretching the limit of their algorithm).

However, you once you've claimed the home you can edit the lot size of one to show all four parcels.  It takes several weeks to several months for the Zestimate to reflect.  

At the moment your profile shows no claimed properties or edits.  Perhaps you used a different sign in name?
