How did my home decrease in value in the space of a few hours? This morning it was $171,000!

Hi Linda -

I checked your property and it seems that the Zestimate has just been updated today. As wetdawgs and Michael mentioned, you might have looked before and after the update.

Zestimate, by the way, is not an appraisal. Special/unique features, materials used etc. are not included in the Zestimate thus it is only used as a starting point to know a home's market value. You can place the appraisal value in the owner comment section (which you did) for reference.

You also mentioned the 2005 transaction as being erroneous, so I went ahead and double checked it from county records and sent it for correction. We'll email you for updates on that.

Thank you.

Neil

There are many home valuation websites (google on the 'Home valuation' keyword) and none of them agreed with the others on your home value estimate, that is not meant that your home has the value as same as all of those figures (some estimate as low as $150K and $250K on the others) since it didn't make sense, there is nothing to worry about, the following is an example. http://homesand.net/QuickComps.aspx?9009+Avondale+RD+NE+UNIT+A101+Redmond&citystatezip=98052?Map=1

Six acres is the size of our condominium complex.
King County Assesssor's office sent me the official property value notice.  2011 value for taxes due in 2012.
My assessed value is $187,000.

The most recent King County appraisals were their estimated values for 2011, however, they too are not making site visits for most properties.

Sharing the appraisal value (with a date of the appraisal) and tax assessor's value in the owner's comment is useful thing to do.

Is your lot size really six acres, or is that of the entire complex?

Well that is disturbing as I just had an appraisal done and am looking for a much better number than this.  If the assessed value is $187,000, would this more likely be what the appraisal comes out at?

The Zestimate is recalculated 3x a week, so you must have looked before and after today's recalculation was posted.      The property values of the eastside, including redmond, are continuing to decline.

You may have simply visited Zillow just before new sales info for your area was posted and figures recalculated.  Timing is everything  :) .
