Find a realtor whom you  trust and ask them to provide you with a free Comparative Market Analysis, CMA.  This analysis will show you where homes similar to yours have sold recently as well as the prices of current comparable listings.  The CMA will be more accurate if you allow the agent to view your home prior to preparing the report.  An agent familiar with your area and price range will be able to more accurately make adjustments with regard to condition, layout, view, etc.
