Would be happy to take a look at options for you, I am in San Diego.  You can contact me through my profile.

Existing servicers tend to be a bit pricier and slower than what "open market" will allow, however there are several cases where an applicant can only qualify with existing servicer, dependant mostly on credit profile.

you should always contact your own servicer first to request HARP to avoid additional fees...
