If your sunroom is added without recorded to the county records, that is not an improvement. Otherwise it may be 75 cents on a dollar. If everyone has a wooden deck in the neighborhood, it should not have an added value. You need to order an appraisal to get a latest valuation as market conditions change have changed much since 2007. The professional can add or subtract the improvement.

Generally speaking, you'd get about 80% of the cost of an addition (i.e. sunroom) back in resale value and perhaps about 50% back on the deck on average. However, since home values have been on the decline since 2007, any increase would likely be offset by the general drop in value during that time period. If you are thinking of putting it on the market, I will be more than happy to do a market analysis on the property and let you know what you could realistically sell for in today's market.
