I purchased my home in September of 2007 and added a deck and sunroom less than a month later.  How do I calculate the current value to date?

If your sunroom is added without recorded to the county records, that is not an improvement. Otherwise it may be 75 cents on a dollar. If everyone has a wooden deck in the neighborhood, it should not have an added value. You need to order an appraisal to get a latest valuation as market conditions change have changed much since 2007. The professional can add or subtract the improvement.

Generally speaking, you'd get about 80% of the cost of an addition (i.e. sunroom) back in resale value and perhaps about 50% back on the deck on average.  However, since home values have been on the decline since 2007, any increase would likely be offset by the general drop in value during that time period.  If you are thinking of putting it on the market, I will be more than happy to do a market analysis on the property and let you know what you could realistically sell for in today's market.  I will tell it like it is though you may not like what I have to say.  call me at [content removed by moderator for being self promotional] if I can be of assistance.

Home values have been in decline since 2007 levels so you may or may not receive the full improvement costs out of the additions. Please contact me with your address and I can run a quick market analysis on what I think your home would be worth with the new deck and sunroom.  I don't mind doing this for free.
