School District makes less of an impact on your home value then the Short sale down the street that sold for 40k less then your asking price. When there are not enough comps in an area they have to take into consideration Short Sales and foreclosures in the area. That will bring down the price. School District is a person preference that a buyer MAY pay a little more for. But when you have 50 homes for sale in the same School District that is not really a selling point any more. Price of home and the homes details are then the selling point.
