You need someone local to run a comparative market analysis for you based on sales in the neighborhood, current listings, and how many are pending. It means we need to look at how many properties are actually for sale by banks, how many by owners to compare apples-to-apples.
I can do that for you this morning, if you like. Just let me know what condition the property is in, if there are any additions, upgrades/updates, and when you want it on the market. If the value is for a refinance or property tax adjustment, we need to run a slightly different search.
