This poster is apparently a licensed agent in TN where this question was posted. Why would she ask another agent for a CMA when she has full access to the MLS right in her own office? I would hope that she already knows how to find an agent and do a CMA, but maybe I misunderstood.

You need to look at a local market analysis, often called a "CMA" prepared by someone familiar with your specific location. As other writers have advised you, the best person to furnish this CMA is a local licensed professional real estate agent. You might even discover someone who can show you why it's really to your advantage to utilize this agent, rather than go it alone.

I am curious why an agent in TN with 10 years of experience here would be asking this question. If you need guidance on pricing a listing, I am sure that your broker or other agents in your office would be happy to offer their helpful professional opinion.
Or I suppose you could always pay Mr. Teyssier for a referral to an agent in your area, but I think I'd pass on that myself.

Thanks for your question. I have to echo the other agents as well, nobody will be able to determine a good listing range better than a local Realtor.

I agree with the other agents if you want to find the right asking price for your home the best thing to do is contact an agent in your area. Have them do a markety analysis on your home. You want to look at homes sold in the last six months also you want to look at homes for sale in your area to see your competition if you want your home sold soon it is better to have a more competivie price meaning a little lower than the cometition. If you are in no rush then you might be able to go with a little higher price and test the market as the say but that doesn't mean in time that you won't have to lower the price if the market says it will not pay that price. it is good to get a few different Opionins on the subject don't just go for the highest price.

Deciding the listing price of your home is a big derision. If you are trying to list the home yourself, you need to find comparable homes that have sold recently and find out what homes are on the market that are your direct competition.
Or you can contact a local Rockwood TN Realtor to ask for a comparative market analysis.
