The Selling or Asking Price for a house is determined by a close analysis of similar properties within the same neighborhood, lot size, property updates (recent renovations) and property taxes.  A good Real Estate Agent will take all of these factors into consideration while guiding The Seller to select the price.  He will also do an analysis of properties that had sold in the past 3 and 6 months and the last 30 days.  It is sometimes also helpful to analyze current properties on the Market in the same neighborhood and also see what is currently Under Contract awaiting Settlement.  Of course the final decision is always the Seller's but the Real Estate Agent has the obligation and responsibility to act in the best interest of his client, the Seller and ...suggest...and explain why and how he came to the suggested price.  Depending on the Market where the house is located, if a serious offer has not been received in the first 30 days then the price is either too high or additional Marketing needs to be considered.

Your best bet is to contact a local real estate professional and get a market analysis. Make sure that you contact one that knows the current market your in. Its tricky trying to determine value yourself, especially with all the varying values you will find online.

Definitely speak with a realtor in your local area. Have them pull up the comps of what has sold and what is on the market so that you know your competition. You can also hire an appraiser but the appraised value doesn't always mean you'll sell it for that amount. It depends on the market conditions in your local area. Some areas are doing better then others.

Hiring a Realtor will get you the best price for your home.  They can do COMPS for you.  Other option is try to look up comparable houses yourself around your area looking at the Active Pending and Sold houses.

The Realtor has more on the line with the sale, I would recommend using a Realtor to get an idea of comparables and a sale price. Appraisers in your local area may not get the call from a bank to provide a price for the property, because the banks will put the request for an appraiser into a 3rd party who will then farm out the contract for the work. The Realtor works in the market every day and knows what other prices are going for in the market. With the Realtor standing to make or lose more, they have a lot more on the line and they are licensed just the same by the state, like an appraiser, but the Realtor works for you, the appraiser does not.

If you're thinking about listing your home you should contact a local real estate agent for a free comparative market analysis. The agent will be able to tell give you an idea of how much your home would be worth on the market. The agent should also be able to give you any recommendations to prepare for the sale of your home.

Another option is to contact an appraiser for a more exact value for your property compared to others that have recently sold in your area.
