Good morning Glen. I would advise you to interview more than one agent to find out the true value.
My team and I would be more than happy to evaluate your property with no obligation what so ever. This is exactly what listing agents do.
You can also check with (SAMCAR) The San Mateo Board of Realtors to verify who the agent is and how much business they do.
Almost every agent claims to be the best. If they are, they should be able to verify it.

On Zillow you can get a Zestimate and other info. just search for your
address on the website. If it is in the system, then you will most likely
see a Zestimate value. If you don't, that means we do not have enough data
to provide one. There is usually quite a bit of information available for
most neighborhoods there also. If you need a more accurate estimation
of value than Zillow provides you can contact a local Realtor to get a
Market Anaylsis done for you.

Try this link here Type your address in the Find Homes box and hit the blue GO button. If Zillow has it, a map and Zestimate should come up.Zillow is place to start, but getting a more current and accurate value for your specific house may mean hiring an appraiser or contacting a local agent for a CMA. You will not know the real value of your house until you find a willing buyer.
