The rental value should be determined by the area it is located in, the size of the home and what is currently available for rent, similar to your rental.  You might want to contact a Local Realtor to help you.  A Realtor can screen the potential tenant for you.  It is extremely important that you have a ready, willing and able tenant.  There are situations where the tenant pays the Realtor's fee.  Check with your local Realtor for more accurate information.

It all depends on your area and how many bedrooms your home has. Another way to check is on craigslist.com just enter for rent in your area and you will seee what the going rate is. I hope this helps on getting your home rented.
