You need to look up sales of similar properties in order to make any determinations as to what others have paid for similar properties or, hire a local real estate appraiser (not broker). Think about what the property is worth to you.

It is not worth much at all. It is landlocked. It can not be built on or gotten to by anyone except an adjoining neighbor. I would offer no more than 10% of the going rate for a lot with road frontage and probably less. A similar piece opf land was offered for sale for over $50,000. It finally sold for well under $10,000. I think it was like $3,000 and could be wrong. It was only worth what a adjoining neighbor would pay for it. Not one penny more.

If this is a cash deal then call down to Bruce J Baird Realty on West Broad in Pataskala. I am not allowed to give you a number, but i am sure they are in the book. They should be able to recommended a local appraiser.
If you are going to finance, it still would be a good idea to talk to a local appraiser to get a ballpark number on vacant land values, but don't order anything(appraisal wise) until you talk to your banker.
