@Brett: One of the tricks of effective use of your time on Zillow advice is to check the posting date. 14 months after posting is usually not timely.
There seems to be an epidemic today of "please mark whether or not this helped" statements on posts. Did something happen with the full moon? It seems, IMHO, very unprofessional.

I would need more information to answer this more accurate. However, when you say "disclaim" I am taking this that you no longer want this property and you just want it to go away. So, if that is the case you can either 1) quit claim deed the property to someone who wants it or 2) if there is a loan on the property and you want to give it back to the bank, then contact the bank and ask them to do a "deed in lieu of foreclosure". If the latter is the case, then know that a deed in lieu of foreclosure, will effect you the same as a foreclosure. If you just want to get rid of it...sell it...even if the property is worth less than what is owed it may be worth speaking with a Realtor.
