If you have access to the title company, or an agent, you may find additional comparables that sold, but were not on the MLS.
In addition, if you find any properties in tear-down condition, especially advertised as "land value only", you may get a few more comparables.
Make sure to look for the similarities (zoning, use, neighborhood, schools, etc.)

Just a ball park estimate the land is 30-40% of the similar value properties with their neighbors that have a nice home. This is subjective due to lack of comps.
