Since this is a standard question that is applicable to more than just the poster, who by this time must have found an agent, we want to add one point to what we answered some time ago. We have found with main line homes for sale and believe this to apply universally that if you really want to sell your home in a reasonable amount of time, don't sign with the agent who will list at any price you want.

Make sure that the agents you interview show you by a careful comparable market analysis what homes similar to yours have sold for in the last few months. If not, you will probably be getting an agent who continually pushes you to lower your original listing price and you may be listing with still another agent before you finally sell your home.

Do some research and ask people you know who have sold their homes who they used then interview several and keep notes on each one in order to make the right decision.  Tip*** Make sure that their savvy with technology as nowadays most consumers do a lot of online searching and this will get your home much more exposure.  Good luck!

Find an agent that maintains an average of at least 10 listings at any given time but turns thier inventory on a consistent basis. The agent that is doing this and closing at least 40 units per year is probably working about 12 hours per day and is very aggressive to make things happen. Take a look at thier marketing approach online and find out what thier specific plan is to sell your home. Hard work along with a strong marketing plan/system and pricing the home right from the beginning are just a few things you will need to achieve a successful transaction.

You need an agent who will aggressively market your home and not just list it. Any agent can list a home on the MLS but not all of them can market it.

1. Agents should have a strong online presence. Check out their websites and look at how updated the information is. When you type an agent's website in Google, pay attention to how many pages it shows. (property listings, blogs, news, articles, etc.) This will show you how active the agent is online. In todays world over %90 of buyers search for homes on internet so if an agent aggressively markets your home online then your odds get much better.

2. Agents should be able to tell you in detail how they will market your home. What methods do they use and how? Make sure their plan includes all avenues of marketing to get you the most exposure. Don't settle with someone who lists your home, distributes some flyers and hopes someone calls back. An aggressive agent will continually market your home until it gets sold.

3. Is the agent friendly, personable, presentable & professional? How you carry yourself reflects on your business performance.

4. The price they suggest selling your house? Does it sound right or too good to be true? Some agents are willing to list a home at a higher price just to get the listing. Correct thing to do is to list it at the market price so your house gets sold instead of sitting on the market.

You should be looking for a marketing expert with real estate knowledge because it is the marketing skills & the right price that gets your home sold.

I'm not sure what you mean by "aggressive" but I assume you mean you want a FULL TIME, EXPERIENCED agent in your LOCAL area.
Check around and see who has the MOST listings, make sure they don't have a second job, make sure they have been in the business for years both listing and selling real estate. This way they will know how to handle the issues that come up in YOUR sale.  Check out their personal websites. Are they tech savvy, over 80% of buyers are coming from the internet, so make sure they are up to speed on that.  Do they have a smart phone to answer new buyers emails immediately?

We would agree that "aggressive" is not the word to describe a great listing agent. Much more important is well informed, thorough and a good negotiator. Much of the true work of the agent comes after the Agreement of Sale is signed.

Your listing agent should be using all of the marketing tools the internet provides. Your agent should also be well networked with other agents and attentive to you.

You will have to do your due diligence and ask friends and then interview a number of agents. Make sure to ask how the agent will market your home.

make sure that your Realtor of choice uses all Marketing Tools ot sell your property (open houses, flyers, business cards, 1:1,internet, local, national & international marketing) there is alway's a Buyer for every home out there, we just have to find ONE.

In Upper Darby, I'm not sure an "aggressive" agent would help you much. Since the entire area tends to be fairly aggressive, you may get better results with someone who is honest, comprehensive, and delightful to work with. It is going to be mostly about price. However, make sure you have really great photos - the delco photos in the MLS often leave a lot to be desired. Do you have one of the many fixers? Is the place in good condition? Are you looking for top dollar or a quicker sale (which seldom come together in this market)?

A well priced home with an excellent MLS presentation will sell no matter how aggresive or timid the agent is. Sellers need to better understand the actual costs of marketing a home. Agents benefit by listing and marketing a home. Not only because they might actually get it sold, but because it puts their name out there for all to see and often builds their potential buyer list. I can fairly say that every home I have ever listed (and marketed) has resulted in attracting multiple buyers of other homes and sellers who saw my sign or advertisement.

Sales volume is also over rated. I know several agents who simply refuse to be as busy as they could be. They do not want to take on more listings or buyers and prefer to focus their energy on just a few at a time. They also tend not to take on clients who waste their time with unrealistic expectations.

I've known agents that were tenacious about landing a listing, but once they got the listing they would quickly lose interest. Needless the say the listing got sold only through the interest of buyers and not through the inertia of the listing agent.

Beware of agents with lots of listings but a disproportionate low share of closed sales. Also never rely on an agent who 'guarantees' they can sell your home for more than it's worth - only to have to beg for price reductions. A responsible agent plays it honest - no matter what the cost.

Also, consider your level of "aggressiveness". I've talked to too many who were unhappy with their "lousy agent" who couldn't get the house sold. Only, there was no way the house would sell at the price they were asking.

So...

Realize an "aggressive agent" is also going to want you to be "aggressive". To me, this means being willing to set a realistic price, keeping the house ready for showings, and being willing to address minor cosmetic issues that could affect the ability of the house to show..

Before you plunge in the search for the most aggressive REALTOR, you may want to have a list of points, pros and cons that are important to you.
Most agents have or should have a good grasp of the area they serve and a game plan for the many different clients they work for. From there, you can

Any agent can put your home in the MLS, on the internet, promote it to agents/buyers/etc.

However, what you need is an agent that wants to sell your home as strongly as you do.  You will NOT find this in an agent who is "hungry".  You will find this in an agent who sells more homes than most other agents in their respective areas.

Agents who sell a lot of homes are often aggressive and strong.  Organized and energized.  Most likely, they may not have the greatest bed side manor, but can definitely get the job done.

Look for an agent who 1) sells at least 30+ homes per year, 2) sells their homes at a higher list/sales price ratio and 3) who communicates with you, both bad news and good news.

The number 1 complaint I hear from clients who've used other agents is that the agent lists their home and then they don't hear from that agent again.  You want one who is busy, and they won't be able to take your calls constantly, HOWEVER, you want one who is going to keep you updated and informed of everything that happens on your property on AT LEAST a weekly basis, if not more.

Lots of agents will provide you "questions" to ask - honestly, the most important thing that should matter to you is the agents track record in SALES.  Nothing else matters except their proven record of getting homes sold, for the best possible prices.

There are good agents in every market area.  Start doing some internet searches, asking around, etc.  Good luck!

Read rockinblu's blog.  Put together a list of questions based on your location and your understanding of your market.  Interview rigorously.  Call references - see if they have done in the past what they say they will do for you.  Be on the lookout for good communication, energy, sticking to the bottom line (selling your house or finding you a house to buy, depending on your needs), and clear examples.  I did that several houses ago, and then stuck with the agent I selected until I moved out of state.

Step 1:   define what you need in an agent.  You say "aggressive" but put some words that are quantitative on the word "aggressive".  You clearly don't want an agent who bites people and shreds them, so ....

Step 2:  talk to friends, family, neighbors etc and call all the brokerages asking for recommendations of their top producing agents.

Step 3:   interview the agents rigorously.  We usually have three to five agents present a CMA and a marketing plan for our house.   The interview process of each agent (except those we kick out of the door early) tends to be about 2 hours per agent.
