I have a basic area of where I would like to live, but I don't have the time to research if there are any homes available that I would want...2 bedroom, 1 1/2 bath, small yard, safe neighborhood, preferable new home.

Use Google. Google the area and the word "Realtor" or "Real estate" or "Real estate agent"- you get the picture. Then, spend some time looking at what you find on each site. Deep google for an address or subdivision you love. If there is a particular style of home, google that as well. Google is your friend, here, use it.

Once you find a few agents, interview them. Find out how they work- what will they do for you? How will they work for you? How do they work?

Getting a referral from another agent? Make sure you ask how well the referring agent knows the agent they are referring you to. Many referrals come with a referral fee. 15-35% of the commission is typical. While that is a fee that is between brokerages, my point is that it's important not to assume one agent knows another- find out how well they know each other.
