There are two questions here really.  One is finding a trustworthy agent and the other is finding rentals.

For rentals, most agents have access to the same resources that a potential renter will have when trying to find a rental.  The only resource we use that public may not have full access to is our local MLS boards.  There may be rentals on there that are not listed on other sources (i.e. Craigslist).

Finding an agent is a personal choice, I think.  You need to feel comfortable with whom you are working with and the manner in which they work.

Personally, if I have clients looking for a rental, I offer it as a free service with the hope that I can work with them again in finding a home for them in the future.

I would simply call around. Sometimes its just easier to do it yourself then with an agent. . Sometimes its easier to find your rental house than it is to find a good agent to help you with it.

Agents will look in the local MLS for leases, and they do get a commission. Most agents don't deal with leases as they can make more commission on sales than leases, that's why you have to call around to find an agent who will spend time with you finding a home...

Most will give you a few sources. Realtors do not get paid finding a rental home locally. Most have no trouble finding tenants as the market does not have many vacancies. Mlslistings.com has some.
