Rates are too volatile to post a fixed rate as they can change several times a day.  In Texas you need to list the APR and be able to document the closing costs that generate that APR if you advertise a rate to the public.

Especially with the new RESPA laws and the increase in additional paperwork; you would be better served to find a Lender you can refer to clients.

Rates change twice daily and all banks have different criteria and Underwriting Guidelines.  

Therefore, you would be better off having a sound Mortgage Broker in your corner who's prepared for any loan scenario from any client.

Diane,

Craig is correct that any list of rates could be deceiving.  They are subject to change at any time so a list I sent you right now of rates yesterday would not be valid today unless there was no change in rates.  Because they fluctuate so often and are different based on what package you choose speaking with a few lenders would be the best option.

Lists of rates can be deceiving.  You are better off talking directly with lenders.  Send me an email and I'll be happy to reply back with some good ones that I have worked with recently.
