he is right , call a local realtor and ask them to do a cma or pay an appraiser. I am local, click on my name and email me or pull down the professional tab up top and look for someone local.

Or you can check the tax records yourself. Many localities have them online. That isn't quite as good. The tax records may be a bit out of date and they won't show "seller subsidies." Also, it's more difficult to determine comps strictly from the tax records.
