How do I find investor to buy a home on normal 5% Interest and sell at 8% Interest plus down payment

Please advise to the direction or if there is an investor, there are homes in MIchigan, foreclosed for sale, appraised at higher than the sale price and would like to do seller/owner financing/Land contract terms whereby we can pay 8% Interest rate+ down payment on house with a 5
year or 7 year balloon.
Please assist, I have high income, but may not be able to get loan.
So Owner financing will be better. We would like foreclosed homes from 30K to 80K. For more details contact me so we can talk and I will show you some listings we are ready to get involved in if you are interested in investing....
