How do I find investors to look at my property?

I have found a home I wish to purchase, but need to sell mine.  I'm willing to break even to get out, but how do I find potential buyer's without going to an agent?

I believe that some owners/houses are good FSBO candidates. However, this market is rough for sharp professionals right now. If you need to sell to buy the house you really want, I would consider hiring and agent. Finding buyers in this market means a 24 hour commitment to the job with often limited success. You need to decide if you can do this for the next 4-5 months that it might take to sell your house at the right price. Do yourself a favor and interview 3 agents in your area. Don't listen to the pitch just look at the numbers in the CMA. See if one of the agents will do a good job for you. Trust your gut. If the agents you meet are not what you want to deal with, interview a few more or use the CMA's to try to put a good FSBO together for yourself. There are honest agent that will not dance you. They may not give the prettiest listing price, but they do not want to lowball the listing either. In my opinion, those agents are the best option for selling in this tight and strange market.

You can google 'we buy houses' and fill out several online Cash Buyer forms.  Note that these companies usually just sell your information as a lead to what is supposed to be a Cash Buyer who may contact you.

I don't know the answer to that.  In a strong buyer's market like we have today in Metro Detroit, most buyers are using agents to find their next homes.  Agents are using the MLS to find listed homes for these buyers.  Even the agents are challenged in selling homes, so the 'for sale by owners' have the odds seriously stacked against them with the limited exposure they typically have.You are also more likely to get a higher price for your home with wider exposure.
