just type in an address and see all the rents for vacancies in that area.

Craigslist, Penny Saver and the local classifieds are a good place to start. You can also get neighborhood specific rental facts from sites like www.zilpy.com and www.rentometer.com.

I would check with a Realtor. In the Austin MLS we have access to rental homes and that will give you a good idea of what the competition is doing. I know not all Realtors in different areas of the country have access to this information in their MLS systems but if they do that is your best bet. You can also check Craigslist as well.
By listing in the MLS you will also have a better chance renting the property out quickly because you will have visibility from hundreds of agents in your area who are looking for similar properties for their clients.

There are a couple of ways:
1) Check with a local Realtor who specializes in rental properties. However, I find that the MLS does not contain most of the rental listings
2) Craigslist or your local newspaper will most likely be a better source for current rental rates
3) Drive the specific area and call the landlords of those properties currently for rent
4) Going back to Realtors who specialize... they may not have all the information on the MLS available, but if they deal with rentals day in and day out, they will be able to tell you what a rental range might be.
