Find a buyer's agent in your area. They don't charge you as a Buyer for their service since the seller's agent must pay half their commission to the buyer agent. And a buyer's agent will help you by running comparable lists (CMA) and then you can see what homes have sold nearby and how they compare to the one you're wanting.

The best thing to do is hire a buyers agent to work for you when making an offer. A Buyers agent will be able to pull up the most recent sales and make adjustments for differences as well as suggest an offer price and assist in the negotiations.
