Short answer - talk to an experienced agent if you are looking to sell your home and if you're planning to do a refi then I would recommend that you hire an appraiser.

To find the value: Hire an appraiser.

To find an estimate of what the market will give you: Hire a Realtor

To truly know what your house is worth, try to sell it on the open market and whatever you end up selling it for is the current "worth" of the property.

Perhaps there is a humor in that, but your profile states that you are a real estate professional in Great Falls, Virginia - you should ask this question your broker if you are a new agent.

There are a few different methods to come up with an estimate of what your house is worth.

A starting point is obviously to pay attention to what other homes are selling for (that are comprable to yours) in your neighborhood & surrounding neighborhoods.  Keep in mind that the closer you can get in terms of distance from your house, the better the comp will be.  A Realtor can assist you in that process.  It's best to find a real estate agent that has first hand experience in your area to come up with a reliable price. 

However, the best way to gauge a homes' worth is by ordering an appraisal.  This costs about $300 to $400 dollars and will give you the fair market value that a bank would use to value your home.

You need to get a local agent to get you a CMA that shows you what homes in your immediate area have sold for within the past 6 months and what your competition is. Any questions please feel free to contact me.

You have to check out how much the comps were sold for (in the last 1 -3 nmonths); what updates have been made; square footage of the house and lot; know market trends, etc. etc. I can help you if you have not got your CMA.

The best way to find out of course is through any reputable site that gives you closed sales in th epast 90 Days. This is very important because using old comparable sales past 90 days is not realistic. The market is volatile and it is best to ahave a professional give you the data.
